The route

Working the west side

The van leaves Marvin Rd, takes I-5 to exit 104 and follows US 101 across the west side, coming off at Black Lake Blvd or Cooper Point Rd. Most of the day's stops on this side of Olympia fall along Cooper Point Rd between Capital Mall and the college, in the 1960s through 1990s houses on the streets behind Division and Harrison. Then there are the outer runs: the student rentals around Evergreen State College, the lake houses on Black Lake and Ken Lake, and the waterfront places out the peninsulas where Eld Inlet and Budd Inlet come in. Those last ones take longer to reach, and the route is planned so a Steamboat Island stop and a Cooper Point stop land on the same afternoon.

West Olympia is two kinds of house. Inside city limits it is the ranches and split-levels off Cooper Point, on city water that runs moderately hard and leaves scale rings in dishwashers and crusts up the small fill valves that feed ice makers. Past the city line, on the peninsulas and around Black Lake, houses sit on private wells and septic, and the water carries iron and sometimes sand that ends up in inlet valve screens. Waterfront and view homes along the inlets tend to keep an extra freezer out in the garage and a generator ready for November windstorms, and that is where we meet control boards that did not survive dirty power and inverter compressors that will not restart after the utility comes back. Salt air off the inlet works on condenser coils.

What West Olympia calls about

ApplianceWhat the west side rings us about
RefrigeratorsGarage freezers on the inlets that never restarted after an outage, French-door units off Cooper Point with frost on the back wall and warm milk.
WashersEvergreen rentals with a front-loader full of grey water, drain pumps stopped by a sock, iron staining in drums on well water.
DryersLong vent runs in the split-levels behind Capital Mall packed with damp lint, thermal fuses gone, second cycles on every load.
DishwashersScale-coated elements and cloudy glass in city-water kitchens, softeners out of salt on the peninsulas, pools left in the tub.
Ovens & rangesPropane ranges on the peninsulas burning yellow after a rough conversion, igniters that glow without lighting, bake elements gone open.
Ice makersScale-pinched fill valves, thin hollow crescents from a sluggish fill, a supply line iced shut inside the freezer wall.

Fridge

Fridge · Eld Inlet

A waterfront house past the end of Cooper Point Rd, generator still ticking in the shed after the storm. The kitchen refrigerator restarted; the garage freezer did not. The meter showed the compressor fine and the start relay open. Relay from the van, freezer running before the owner had finished making coffee.

Washer

Washer · Evergreen rental

A duplex full of students near the college, the LG front-loader flashing a drain code with a week of laundry in it. The drain pump had swallowed a guitar pick and a hair tie. Pump filter cleared, the impeller checked, the landlord approved the repair by phone, the invoice went by email.

Dryer

Dryer · Black Lake

A lake house with the laundry in a detached garage that sits at fifty degrees all winter. The dryer tumbled cold. Thermal fuse open, and the reason was a vent that ran thirty feet along the wall, packed with wet lint. Fuse replaced, vent cleared, the owner told what the run needs.

Dishwasher

Dishwasher · Ken Lake

A 1970s kitchen near Ken Lake with a dishwasher that left glasses cloudy and a puddle at the front door. The house is on a well, the softener had been empty since spring. Door gasket replaced, the element scraped and tested, the salt bin pointed out with no lecture attached.

Refrigerator repair in West Olympia

A fee for the meter visit, then part of the repair price · no quote before the measurement, no price off the ticket

A refrigerator on the west side quits in two seasons: the July heat wave, when the garage unit at a Black Lake house gives up, and the November windstorms, when a fridge on Eld Inlet rides through a generator night and refuses to restart. Either way, a meter goes on the unit, the dead part gets identified, and the total is set down on paper. Should you agree, the diagnosis fee is simply the first slice of that price. Turn it down and the fee alone settles the visit.

What you noticeLikely sourceWork performed
Fresh side warm, freezer fineDefrost heater or thermostat failed, coil iced over and blocking the air pathMelt the coil, test the heater and thermostat, replace what is open, confirm airflow
Clicks every so often, no humCompressor start relay or overload protector failing, common after a rough generator nightNew relay off the van, then the compressor amp draw is confirmed before we call it fixed
Runs constantly, never cold enoughCondenser coil matted with dust and salt film, or a fan gone quietCoil cleaned, condenser fan tested and replaced if the bearings are gone
Why does my garage refrigerator in West Olympia quit in July?

Garage units live in the hottest room of the house during the short heat wave, and an older condenser with a dusty coil cannot shed the heat. The compressor overheats and cuts out on its overload. The coil gets cleaned, the fan and relay get tested, and you hear whether the compressor came through. Most do.

Washer repair in West Olympia

A fee for the meter visit, then part of the repair price · no quote before the measurement, no price off the ticket

Half the washer calls on the west side come from rentals around Evergreen State College, where a front-loader runs six loads a day and the drain pump meets things it was never meant to. The other half are 1980s top-loaders off Cooper Point with lids that will not unlock and tubs that will not spin. The diagnosis is a meter check plus a look at the pump; approve the repair and its fee becomes the opening line of the written figure.

Where it showsThe failing pieceWhat we do about it
Water still sitting in the drum once the cycle endsPump seized by debris, or an impeller that has crackedPump cleared or swapped, hoses inspected, a complete drain timed
Puddle at the front doorFront-load door gasket torn or mildewed, or a drain hose splitGasket replaced, hose fitted, a rinse cycle run while we watch the floor
Fills, then sits with no spinLid switch, door lock or a drive belt goneSwitch or lock replaced, belt fitted, unbalanced-load sensing tested
Our Evergreen rental washer smells of mildew and leaves brown marks on clothes. Is that a repair?

Sometimes. Brown marks on a well-water house are iron in the drum; mildew is the front-load gasket holding damp in a laundry closet that never dries. We replace a gasket that has gone black inside its folds, clean the drum, and tell the tenants how to leave the door. On city water the marks are usually a failing bearing seal instead.

Dryer repair in West Olympia

A fee for the meter visit, then part of the repair price · no quote before the measurement, no price off the ticket

West Olympia dryers work against the weather. Behind Capital Mall, a vent stretched along a whole split-level wall stays damp from October through May, so lint turns to paste, the thermal fuse cuts out and the drum spins without heat. The technician inspects the vent before blaming a heater, meters the element, fuse and thermostat, then writes one repair price; a yes from you makes the diagnosis fee the first piece of it.

ReportOriginCorrection
Tumbles, stays coldThermal fuse open, heating element broken, or a gas igniter that has quitFuse or element replaced, igniter and coils tested, and the vent cleared to prevent a repeat
One load needs two runsVent clogged with wet lint, or a thermostat that cuts out too soonVent cleared to the outside hood, thermostat tested and replaced if needed
Drum squeals or thumpsWorn flat rollers, dry idler pulley, frayed beltRollers, pulley and belt fitted as a set, drum bearing checked
Why does a dryer in a West Olympia garage take so long in winter?

A garage laundry off Black Lake sits near forty-five degrees all winter, so the dryer starts every load cold and the vent stays damp. That doubles cycle times before anything has failed. If the element and thermostat measure right, we clear the vent and say so. If the fuse has opened, we replace it and fix the reason.

Dishwasher repair in West Olympia

A fee for the meter visit, then part of the repair price · no quote before the measurement, no price off the ticket

A dishwasher on the west side shows the water first. City kitchens off Cooper Point get a chalky film on glass and a scaled heating element; well houses on the peninsulas see cloudy glasses the week the softener goes dry, and a pool in the tub when the drain pump loses to a piece of a lid. On site the broken part gets named in everyday words, and the figure you sign off on has the diagnostic charge built in.

BehaviorUnderlying reasonParts and steps
Tub holds a standing inch of waterClogged or burned-out drain pump, or a stuck check valvePump, check valve, a cleared drain path and a timed drain
Cycle runs yet the load comes out cold and grimyElement scaled over or open, thermostat deadElement and thermostat, the element scraped and tested where it can be saved
Panel dead, no lightsBoard killed by a power surge, or a bad door latch switchBoard or latch, with a surge strip suggested after a windstorm
My dishwasher near Evergreen fills but never heats. Is it the water here?

Partly. Moderately hard city supply, and harder well water out on the peninsulas, both crust the element with scale, and an insulated element eventually goes open. We measure the element's resistance before anything else. If it reads open it gets replaced; if it is only coated, it gets cleaned and the softener gets a mention.

Oven and range repair in West Olympia

A fee for the meter visit, then part of the repair price · no quote before the measurement, no price off the ticket

Kitchens along Cooper Point are natural gas or electric; out the peninsulas and around Black Lake they run propane, and a hasty conversion leaves the flame yellow and sooty on the bottom of every pan. Our work covers gas, propane and electric ranges, wall ovens, plus glass-top and induction models. At the stove we spend one visit fee’s worth of time with a meter and a look at the flame; say yes to the repair and that fee becomes the first entry on the written price.

On the cooktop or in the ovenComponent at faultOur approach
Igniter glows but nothing lightsTired igniter that cannot pull the current needed to open the gas valveNew igniter, valve tested, oven timed as it climbs to temperature
Burner clicks and clicksSpark module or a wet igniter electrode after a spillElectrode dried or replaced, module tested, all burners checked
Electric oven stuck at 300Open bake element, or a temperature sensor that has driftedElement or sensor replaced, oven calibrated against our thermometer
Our propane range on Eld Inlet has yellow flames and blackens pans. Can that be fixed?

Yes, when the orifices and regulator are set for propane instead of natural gas, and the air shutters adjusted. Yellow tips and soot mean the conversion was incomplete. We set the burners and oven to a blue flame, check the oven flame under load, and write the number after that, with the visit fee inside it.

Ice maker repair in West Olympia

A fee for the meter visit, then part of the repair price · no quote before the measurement, no price off the ticket

The ice maker inside a West Olympia refrigerator is the first thing scale reaches. Hard water pinches the fill valve and the maker turns out tiny hollow crescents, a fill tube in a garage unit freezes solid, and a maker in a house on a peninsula well tastes of iron. We repair the makers built into refrigerators only. The diagnosis happens at the freezer with the tray out, and its fee is absorbed into the repair number you approve.

Ice outputRoot problemJob done
Nothing at allFill valve stuck closed, or the maker's motor and module deadValve or module replaced, a harvest cycle forced and watched
Small hollow cubesSlow fill through a scaled valve or a kinked supply lineValve replaced, line cleared, fill volume measured
Ice that tastes offFilter overdue, iron in well water, or a freezer holding old food odorFilter changed, valve screen cleaned, the cause named
Does hard water near Capital Mall ruin ice makers?

It shortens their life. City water on the west side is moderately hard, and the small fill valve orifice closes year by year until the maker gets a trickle. The result is thin cubes, then none. Swapping the valve cures it, and keeping the filter on schedule delays the next round. You see the valve cost in writing once the diagnosis is finished.

West Olympia questions

Do you come out to the peninsulas past Cooper Point Rd, or is West Olympia just the Capital Mall side?

Both. Steamboat Island Rd, the Eld Inlet shore and the Budd Inlet side out toward Boston Harbor are all in the ring. Nothing extra is billed for mileage, and distance never appears as its own item on your invoice. Mention long driveways, locked gates or loose dogs when you book, and the technician shows up prepared and inside the two-hour window.

Our garage freezer on Eld Inlet ran on the generator through the storm and now will not restart. Are we looking at a repair, or time to shop for a new one?

Most of the time it can be repaired. Rough generator output may trip a control board or throw an inverter compressor off, and for the usual makes the van holds spare start relays and control boards. The diagnosis tells you which one you have. When the sealed system itself has failed, we tell you so plainly and whether an in-home repair makes sense; if you pass, the visit ends at the diagnosis fee.

I own a student rental near Evergreen State College and live in Seattle. How does the approval work?

Your tenant lets the technician in, or gives the lockbox code in the request. Once the diagnosis is done, an email reaches you with a photo and a single written total. If you approve, the visit fee is simply the opening portion of that total. Say yes by phone or email and the work goes ahead, usually the same visit, and the invoice with the warranty terms lands in your inbox that day.

Does the price change for West Olympia houses on wells and septic?

No. The diagnosis fee and the written repair figure are the same on a well off Black Lake as on city water off Division St. What changes is what we look for: iron and sand in the inlet screens, scale in the fill lines, or a water softener whose salt ran dry. Each of those turns up during the diagnosis, and the invoice describes it in ordinary language.

How a visit runs

From the first phone call to the last test cycle

  1. You reach out

Dispatch picks a two-hour slot with you, most often today or tomorrow, and calls again once the van rolls away from the shop on Marvin Rd.

  2. Measure first

An amp clamp, thermometer or ohmmeter goes on the machine before anyone says what is wrong. Then the dead part gets named in words anyone can follow.

  3. The number, written

Repair cost goes on the ticket as one total with the visit fee already baked in. Say yes or say no; nobody bills by the hour while you think.

  4. Repair on the spot

Pumps, valves, heaters, igniters, rollers and boards for the usual models travel in the bins behind the driver, which closes most jobs on that first stop. A part on order means a second trip at no added charge.

  5. Test and paperwork

You watch a full cycle run, the floor and panels are left as we found them, and an emailed invoice carries the written warranty term.

West Olympia: book a two-hour window.

Roughly 18 minutes from our Marvin Rd shop, with no mileage on the invoice. The meter visit leads to one written number and a warranty term on the invoice.
